What is an EMI?
An equated monthly instalment: a fixed payment covering both interest and principal, calculated so the loan clears exactly at term. The payment stays constant but its composition shifts — early payments are mostly interest, later ones mostly principal.
How is EMI calculated?
EMI = P × r × (1+r)^n / ((1+r)^n − 1), where P is principal, r the monthly interest rate (annual divided by 12) and n the number of months. Using the annual rate for r directly is the most common mistake and inflates the result enormously.
Why do early payments barely reduce the balance?
Because interest is charged on the outstanding balance, which is at its largest at the start. On a 20-year loan, the first year's payments can be 80% interest — which is why even small extra principal payments early save disproportionate total interest.
Does a longer term make a loan cheaper?
It lowers the monthly payment and raises the total cost. Stretching a loan from 15 to 30 years can nearly double the interest paid over its life, even at an identical rate.
